В последнее время квартиры в Москве стали дешеветь, но даже после некоторого снижения цен подобные покупки далеко не каждому по карману. Для примера: даже не в самых комфортабельных и престижных домах – пятиэтажках – за каждый квадратный метр придется выложить свыше 150 тысяч рублей. А что вы хотите, это же Москва, недвижимость здесь всегда в цене!

Кстати, что касается пятиэтажек, то они во все времена были на особом счету. Квартиры в них, а особенно «однушки», всегда являлись своего рода «разменной монетой». Безусловно, речь вовсе не идет об их якобы копеечной стоимости, мы имеем в виду, что такое жилье охотно приобретали и продолжают приобретать участники обменов, не располагающие излишком денежных средств, позволяющим произвести доплату и без особых проблем разрешить квартирный вопрос. Однако квадратный метр в «однушках» всегда был дороже, нежели в их многокомнатных «соседях», пусть даже этих комнат всего две или три. Причина в их популярности как при покупке, так и при обмене: желающих приобрести такую недвижимость в Москве всегда было хоть отбавляй. В настоящее время наблюдается всплеск покупательского интереса к этим на некоторое время подзабытым объектам. Поводом послужили недавние выступления представителей власти на тему сноса пятиэтажек. Результат не заставил себя ждать. По свидетельству специалистов столичного рынка недвижимости, значительно возросло число обращений потенциальных покупателей, которых привлекает перспективная московская недвижимость. Ведь дойдет дело до сноса или нет, доподлинно никто не знает, но вдруг…

Если ваша цель – бюджетная недвижимость, Москва предлагает множество вариантов решения этой задачи. Предположим, вы решили приобрести квартиру в пятиэтажке, тогда не лишним будет знать, что более всего подобных объектов сосредоточено в Восточном административном округе столицы. Ненамного по их количеству отстает Юго-Восточный округ, за которым с незначительным отрывом следует Юго-Западный. В случае приобретения более масштабного жилья – двух- или даже трехкомнатной квартиры – разница будет более впечатляющей. В общем, арифметика довольно нехитрая. Достаточно знать, от чего зависит цена и где есть выбор предложений – и можно приступать к реализации плана.
